Buying a Home
Congratulations! You have decided to buy a house in the London area. You have already started off on the right foot by considering Matt to help you in your process.

How do you prepare to buy a home?
The more prepared you are as you start to look for a new home, the easier and more enjoyable the process will be. To get you started on the right path I recommend to start creating 3 lists which touch on Needs & Wants.
- The "MUST HAVE" list: This criteria is the absolutely must have in your new home, things you can't live without. By knowing this it will avoid wasting time looking at houses that do not have these things.
- The "WOULD LIKE TO HAVE" list: This list should be things that you'd like, but can live without or install at a later date.
- The "ABSOLUTELY NOT" List: This last list should be things that you do not want and won't consider at houses that have these.
A small investment of time and effort at the beginning can pay tremendous dividends during the home search process. Take the time to organize your thoughts and think seriously about what sort of home you want before you start looking. It will simplify the process, saving you time and help lead you to the right home sooner.
I have included a list of questions to help get you started.
- What features do you want in a home?
- What features do you need in a home?
- Where do you want to live? (community/general area)
- How much are you comfortable spending on a home? (See Mortgage Info section)
- Do you want an older home or a new home?
- What style of home do you prefer? (ranch, colonial, split-level, multi-level, townhouse, condominium, multi-family, bungalow)
- How much renovation and remodeling are you willing to do?
- Is being close to public transportation important?
- Do you have special physical requirements, such as wheel chair access?
- Do you have pets to consider?
- What sort of lot would you like? (small yard, large yard, fenced, garage, patio/deck)
- How many bedrooms do you need? How many would you like?
- How many bathrooms do you need? How many bathroom would you like?
- How big of a house do you want? How many rooms?
- What features are important? (A/C, carpeting, ceramic tile floors, hardwood floors, eat-in kitchen, separate dining room, formal living room, family room, den, library, basement, separate laundry room, fireplace, workshop)
